By booking with Big Dog Farm Stay, you acknowledge that you have read, understood and agree to these terms.
Farm environment
Big Dog Farm Stay is a working rural property. Dogs enjoy large open paddocks, natural terrain, dams (where applicable), wildlife, uneven ground, sticks, mud and other natural features.
While every reasonable effort is made to provide a safe environment, owners acknowledge that participation in farm activities involves inherent risks that cannot be completely eliminated.
Assumption of risk
Owners understand and accept that dogs participating at Big Dog Farm Stay do so at their own risk. Dogs may:
- Run, jump and play with other dogs.
- Receive minor scratches, cuts or abrasions.
- Become muddy or dirty.
- Experience accidental injuries associated with normal dog play.
- Encounter insects, wildlife or changing weather conditions.
Dog behaviour
Owners confirm their dog:
- Is friendly towards people and other dogs.
- Is not known to be aggressive.
- Is healthy and free from contagious illness.
- Is up to date with vaccinations and parasite prevention.
- Big Dog Farm Stay reserves the right to refuse admission or end a stay if a dog displays unsafe behaviour.
Veterinary treatment
If your dog becomes ill or injured, Big Dog Farm Stay may seek veterinary treatment if we believe it is necessary.
Owners authorise treatment and agree to pay all associated veterinary costs.
Where possible we will contact you first, however in an emergency immediate treatment may be arranged.
Personal belongings
While reasonable care is taken, Big Dog Farm Stay cannot guarantee the safety of collars, leads, toys, bedding or other personal items left with your dog.
Liability
To the maximum extent permitted by Australian law, Big Dog Farm Stay is not liable for loss, injury, illness, death, escape or damage arising from:
- Normal dog play
- Farm-related activities
- Natural hazards
- Acts of other dogs
- Wildlife or environmental conditions
- Circumstances beyond our reasonable control
Australian Consumer Law
Nothing in these Terms excludes any rights that cannot legally be excluded under Australian Consumer Law.
Emergency contact
Owners must provide a current emergency contact who is authorised to make decisions on their behalf if they cannot be contacted.
Photos & social media
Owners consent to Big Dog Farm Stay taking photographs and videos of their dogs for social media, marketing and promotional purposes unless they advise us otherwise in writing.
Vaccinations, parasites and trial day stay
All dogs need a current C5 vaccination (including kennel cough) and up-to-date flea and worm treatment. Please attach your certificate with your booking or email a copy to bigdogfarmstay@outlook.com before arrival. Dogs cannot be accepted without it.
Every new dog does a day stay before their first overnight, so we know they'll be happy in the paddock.
Dogs can still contract kennel cough even when fully vaccinated, and can still pick up ticks despite preventative treatment.
Rates & minimum stays
Base rate is $60 per night ($48 second dog, $42 third dog) with no minimum stay.
Holiday rate is $78 per night ($62 second dog, $55 third dog) with a 2 night minimum.
Christmas rate is $98 per night ($78 second dog, $69 third dog) with a 3 night minimum, and applies 20 December to 28 January.
Peak dates are published a year ahead on our rates page, so there are never any surprises at booking.
Deposit & cancellation policy
Bookings are requests. We review each one and, once accepted, email an invoice for a 30% deposit payable by bank transfer to the account listed on the invoice.
A 30% deposit holds your dates, including peak dates. Bookings are not confirmed until the deposit is received.
The remaining balance is payable at check-in, unless otherwise advised.
Cancel with 7 days' notice or more before arrival and your deposit is refunded in full.
Cancellations less than 7 days before arrival, or a no-show: the deposit is retained, as your dog's place has been held exclusively for them.
Changes to bookings: date changes are subject to availability and are treated as a cancellation and rebooking. The above notice period applies.
Early pick-up or late arrival: no refunds or credits are provided for early collection, late arrival or unused booked days.
If we need to cancel: if Big Dog Farm Stay is unable to honour your booking, you will receive a full refund of all monies paid.
Acceptance
By making a booking, owners acknowledge they understand the nature of a farm-based dog boarding facility and accept the inherent risks associated with their dog's stay.

Every guest ticks each of these when booking:
- ✅ I understand my dog is staying on a rural farm property.
- ✅ I understand dogs participate in supervised group play.
- ✅ I accept the inherent risks associated with outdoor dog activities.
- ✅ My dog has a current C5 vaccination and up-to-date flea and worm treatment.
- ✅ I authorise emergency veterinary treatment if required.
- ✅ I understand I am responsible for payment of all veterinary treatment if required.
- ✅ I have read and agree to the Big Dog Farm Stay Terms & Conditions.
